Located in the village of Krasica, near Groznjan, 164 meters above sea level, Baracija is easily accessible from the closest airports in Portoroz (30 km away) and Pula (85 km away). The sea is just 20 km from the estate.

Originally a 19th-century Stanzia, Baracija evolved from an agricultural hub into a haven for relaxation. Today, the estate has undergone a complete renovation, combining historical reverence with modern luxury. Spanning nearly a thousand square meters, the main and guest houses can accommodate up to 16 guests. The main house accommodates 10 guests across four floors, while the guest house offers additional privacy and tranquility, featuring a shared living room, three bedrooms, terraces, and breathtaking views of nature. Adjacent to the main house, you'll find an outdoor summer kitchen with an open fireplace and a grill, a large communal table, and a terrace that guarantees unforgettable socializing.

The estate also offers a pool house, featuring a heated overflow pool with fresh water and hydromassage (9x15m), dressing rooms, sanitary facilities, and a pool bar.

On-site activities include cooking courses, wine, and olive oil tastings, poolside massages, picnics in the olive grove, painting courses in nature, beekeeping workshops, and various sports such as tennis, basketball, football, badminton, volleyball, table tennis, and bocce (boules). You can also indulge in yoga sessions, wellness treatments, and gym workouts.

The house and its history have been carefully preserved during the renovation, using locally sourced wood and stone - the original materials that built a thousand years of Istrian history. The architecture of Baracija is Mediterranean, with a rustic and modern interior design. It features a wine cellar, a playroom with darts, Playstation 5, and shuffleboard, as well as a private cinema. The central air conditioning system and individually controlled underfloor heating provide comfort. An elevator and Bluetooth speakers are also available.
Each painting and sculpture in Baracija tells its own story, adding richness to the space. The white walls of Istrian stone, framed by wooden windows, harmonize with the surrounding nature.

* Stanzia Baracija can be rented partially (main house only) - for 10 guests - please inquire about prices!
* Provisioning deposit in the amount of 20% of the booking fee must be paid directly to the owner via bank transfer 7 days prior to the beginning of the rental period. This deposit is used to cover all additional costs during the client’s stay (groceries, drinks, additional services, and activities…). Provisioning deposit can also be paid on-site by presenting a credit card at check-in to our Property Manager
